Maintenance Plans

A good maintenance plan can save you from unexpected outages, not to mention a lot of money in repairs or replacement. The great thing about using Air Reliant for your maintenance is that we do the necessary tasks that other HVAC companies don’t do, such as pulling and cleaning your blower and evaporator coils!

 

Fall Heating Tune-Up

 

Inspection Includes:

Check and clean burner section, includes removing burners if necessary.

Check and adjust gas pressure.

Inspect the heat exchanger with a special camera to confirm the integrity of the heat exchanger.

Clean Flame sensor.

Clean ports for pressure switch and inducer motor.

Start furnace and check for presence of carbon monoxide.

Provide and install standard 1” filters using minimum MERV 8 rated pleated filters (Media filters can be provided and install at additional cost. We will provide the price to you before we replace them)

Perform a complete performance log on the system.

Tighten all electrical connections.

Test all Safety controls.

 

Spring Tune Up


Inspection Includes:

Clean the condenser coil using approved non-acid chemicals and water.

Check the indoor evaporator coil with a special camera, if there are any indications of fouling on the surface of the coil we will remove the coil and clean using a “Fin Comb” and approved non-acid chemicals and water. This is NOT performed by other companies!

Perform a refrigerant leak check using an electronic leak detector and liquid leak finder.

Clean and check condensate drain system.

Clean and check the condensate pump.

Tighten all electrical connections.

Provide and install standard 1” filters using minimum MERV 8 rated pleated filters (Media filters can be provided and install at an additional cost.)

Perform a complete performance log on the system.

Tighten all electrical connections.

Remove and clean blower wheel, housing and motor

Test all Safety controls.

$169 for the year for the first unit & $120 for each additional unit
